Edmonton buyers often pause their house hunting during typically frigid temperatures in February, but roughly 20 parties bundled up to examine this bi-level house between Whitemud Creek ravine and the University of Alberta’s south campus. Four visitors put forward their offers with the top offer coming out $888 over the list price.

“There were some new infill homes [listed] for $1-million and some smaller properties than this one, but there was no direct competition for this place,” said agent Clare Packer.

This three-bedroom house offers 1,556 square feet of living space. Vaulted ceilings and wood beams cover the the main living and dining areas. Full height windows bring in plenty of natural light.

The basement has a similar aesthetic with wood finishes, oversized windows, and fireplaces in the recreation area and one of two guest bedrooms. There are three bathrooms.

A double garage rounds out the 70- by 107-foot lot.

The agent’s take

“Bi-levels aren’t terribly common, but what’s more unique about the house is how well they preserved that mid-century modern charm,” Ms. Packer said.

“Few other styles age that well to the point people will directly seek out houses that have that mid-century modern feel to it with low sloping rooflines and gorgeous wood detailing, which this house had in spades.”

This property is also surrounded by recreational and academic amenities. “Typically, we had young professionals and families [interested] because the school in the area is regarded as one of the best in the city,” Ms. Packer said.
