The action

Agent Mary Jo Vradis was initially thrilled that this two-bedroom unit was the sole vacancy in a seven-year-old building in Leslieville anchored by the Crow’s Theatre. But the feeling was short-lived when a slew of units on other floors piled onto the market shortly after.

“We were the only one on the market, then five others came out, so it really threw us for a loop,” Ms. Vradis said.

“The building has great amenities and its own community website, so typically this would have been a very easy sale. It only took longer because of the way the market is now. Otherwise, it would have sold in two days.”

After three weeks had passed, the unit’s asking price was cut from $698,000 to $678,000. After another two weeks, a bidder finally came forward and an offer of $630,000 was accepted. “Just before I sold, I saw decreases on everything [listed],” Ms. Vradis said.

“This was bigger and had more upgrades, and ours was favoured because of the way it was situated. And it was kept really well.”

“It’s a premium location and it’s a low-rise building in Leslieville, so it’s a fabulous property,” Ms. Vradis said.

“It was updated and it had an unobstructed, southwest view of beautiful city skylines and spectacular sunsets.”
